Ceilings, partitions, flooring, fixtures and systems removed from commercial interiors, leaving a clean shell for the next tenant.
A commercial strip-out removes the old tenant and prepares the space for the next one. Ceilings, partitions, carpet, cabinetry, fixtures and sometimes ductwork and wiring all come out, often under tight deadlines and inside a building that is still occupied by other tenants.
We start with a walk-through and a marked plan of what is existing to remain, such as columns, demising walls, sprinkler lines and landlord systems. We protect common areas and elevators, work in phases or off hours when needed and remove material in a planned order. We coordinate disconnects with electricians and mechanical trades and leave a swept shell with exposed structure ready for design and build-out. We confirm the lease, landlord and insurance requirements early, since many buildings ask for certificates, work hours and protection plans before a crew can enter. Having those in order ahead of time keeps the strip-out on schedule and your relationship with the landlord strong.
Landlord systems, shared walls and life-safety equipment often stay. We mark them and work around them to avoid costly damage.
Shared elevators, hallways and loading docks need protection. We cover surfaces, control noise and dust and schedule hauling at the right times.
Lighting, outlets, low voltage and mechanical connections must be disconnected by the right trades before removal.
We deliver a swept, open space with debris removed, so your designer and contractor can measure and start work right away.
