Partitions, ceiling grids, carpet and cabling removed from offices and suites, ready for a tenant improvement build.
A tenant improvement begins with demolition. Cubicles, partition walls, dropped ceilings, carpet and old cabling have to come out of a suite without disturbing the tenant next door or the landlord systems above the ceiling.
We review the lease space and the build-out drawings and mark what is to remain. We protect elevators, lobbies and hallways, work after hours when requested and remove partitions, ceiling grids, tiles, flooring and wall coverings in order. Low-voltage and electrical work is coordinated with the right trades, and the suite is left clean, with the structure and mechanical systems exposed and protected for the next contractor. We keep a short daily update for your project manager, covering what came out, what was found above the ceiling and what comes next. Clear, steady communication helps your designer and general contractor stay ahead of the schedule.
Landlords have rules on hours, elevators, dumpsters and insurance. We coordinate with building management so the project follows them.
Metal stud partitions, drywall and acoustic ceilings come down quickly, but ceiling tile dust and drywall dust need controls in occupied buildings.
Old data and power cabling often hides in the ceiling and walls. The right trades should disconnect it and we remove what is abandoned.
Tenant improvements run on lease dates. We plan crews and hauling to meet your move-in plan.
